As-built Measurements and Drawings +
This is when I come in and measure the portions of your home that we will be working on. It is necessary to start with what you have, to create what you can have.
Schematic Design +
Once as-builts are done, I look at different options for floor plans and sketch them up, we meet and look at these so you can decide which ideas you like. A plan is then developed from those sketches and the discussion. If you are putting an addition onto your house at this point exterior elevations will begin. The elevations will go through a similar process to the plan. It is around this time that you start looking into contractors, if you have not already.
Design Development +
At this point we take what we have so far and fine tune it, work on it and push it to be its best. After this is done a contractor maybe able to give you an idea of what your project will cost you.
Construction Documents +
Once the design is done, I start construction documents, these are drawings necessary for both the building department and your contractor. In order to complete these drawings, you will need to hire a structural engineer. I typically find and do the necessary coordination with the structural engineer. You will get a bill from them and you pay the structural engineer directly. I charge for the time it takes me to do the coordination. At the end of this process the drawings are submitted to the building department for review.
Interior Design +
If you wish for me to help figure out finishes for your project, this is a part of the project that can start at anytime after the schematic design phase. I typically help my clients choose, tile, flooring, cabinets, countertops, plumbing fixtures, lighting fixtures, paint colors, and hardware. I try to get a sense of what you like, and we go from there.
Construction Administration +
This is when your project is under construction and the contractor has questions or something unforseen comes up, (which is almost always). Often projects have weekly meetings.
